Application Fee

RESIDENT APPLICATION TERMS & INSTRUCTIONS

All prospective tenants, or an authorized representative, must complete an in-person viewing of the property (including interior inspection) and acknowledge that the unit is accepted in its current “move-in ready” condition. Requests related to cosmetic issues will not be considered after an application has been submitted.

Any false statements, omissions, or misrepresentations on this application may result in immediate denial or cancellation of approval, and may void any lease agreement entered into as a result.

A non-refundable application fee of $60.00 is required for each applicant who is 18 years of age or older.

Each adult occupant must submit their own individual application before the household can be processed. Applications will not be placed into consideration until they are fully completed, signed electronically, and the required fee has been successfully paid.

Multiple applications may be reviewed and screened at the same time. Applications remain active for 30 days from the date of submission. If an applicant is approved but the property is no longer available, the approval may be considered for another Bluegrass Key managed property, subject to availability and management approval.

If approved, the lease must be executed and a payment equal to one full month’s rent must be submitted within 48 hours of receiving the lease for signature. If the lease does not begin on the first day of the month, prorated rent will be applied to the second month of occupancy. Failure to comply with these deadlines may result in the property being offered to another qualified applicant.

Prior to move-in, all required funds must be paid in full, including a $50.00 lease administration fee. Additional charges may include application-related fees, pet fees, resident benefit programs, and either a security deposit or participation in a deposit alternative program. Payments may be made through the resident portal or by certified funds such as check or money order.

By submitting an application, applicants agree that the property will be used solely as a personal residence for approved occupants only.

Smoking or vaping is strictly prohibited inside any structure on the premises. All applicants must provide a valid Social Security number or acceptable documentation confirming lawful U.S. residency status.
